• What’s your cancellation policy?

  • Bookings cancelled within 30 days of arrival are non-refundable

• How can I book a stay?

• What payment options do you offer?

  We offer a range of secure payment options:

  Direct bookings made through our website are paid securely by card via Stripe.

  If you require payment by BACS bank transfer for a corporate booking, long-term stay, or team accommodation, please contact us directly to discuss the available options.

• Do I need to complete the guest registration process?

  Yes. All reservations must be completed through the guest portal link sent with your booking confirmation.

  You’ll be asked to:

  • Confirm your booking details
  • Add all guests staying at the property
  • Review the house rules
  • Complete any required pre-arrival information

• Is a security deposit required?

  To secure your booking, a refundable £200 security deposit or a £20 per night damage waiver (maximum £60) is required before arrival.

  You’ll be able to choose your preferred option through the link sent with your booking confirmation.

• What is the difference between a security deposit and a damage waiver?

  A £200 security deposit is a fully refundable amount held before your arrival. It remains pending during your stay and is released within 5 days of check-out, provided the property is left in good condition.

  A damage waiver is a non-refundable fee of £20 per night (maximum £60). Instead of having a deposit held on your card, you simply pay the waiver fee before arrival.

• How does check-in and check-out work?

  Our self-check-in process is designed to make your arrival as simple and convenient as possible.

  • Check-in anytime after 3:00 PM
  • Check-out by 10:00 AM

  Once your booking is confirmed, you’ll receive a personalised link where you can verify your details, review the house rules, and access your guest guide.

  Full check-in instructions, including photos, parking information, key collection details, and access codes, will be available 30 minutes before your check-in time.

  If you would like to request an earlier check-in or a later check-out, please submit your request through the link sent with your booking confirmation. Earlier check-in and later check-out options are available for an additional fee and are subject to availability.

• When will I receive my check-in instructions?

  As soon as your booking is confirmed, you’ll receive a personalized link to complete your reservation.

  Through the link, you can verify your details, review the house rules, and access your guest guide.

  Full check-in instructions, including photos, parking details, key collection information, and access codes, will be available 30 minutes before your check-in time.

• Can you accommodate special requests?

  Requests such as early check-in, late check-out, pet stays, and other special requirements can be submitted through the guest portal link sent with your booking confirmation.

• Are utilities included?

  Yes. Everything is included in your booking, with no hidden fees. One price covers all utilities.

• Are cleaning services available during my stay?

  Yes. Every booking includes a professional clean before arrival and after departure.

  Additional cleaning services, including fresh linen and towel changes, can be arranged during your stay.

  If you book directly with us, we may also be able to include additional cleaning services when recommending the most suitable accommodation options for your stay.
